Montefiore to Open Major Primary Care Facility in Elmsford

Montefiore Medical Center will lease more than 127,000 square feet of space at Taxter Corporate Park in Elmsford.

ELMSFORD—In a major lease deal to close out 2019 in Westchester County, Montefiore Medical Center has signed a lease for 127,034 square feet of space at the Taxter Corporate Park here.

The lease transaction was announced by James J. Houlihan and Andrew Greenspan, the principals of GHP Office Realty, LLC, the owner of the two-building 370,000-square-foot complex.

Montefiore will be opening a new state-of-the art location at 555 Taxter Road in early 2020. Montefiore will operate a primary care facility at the property that will be the first of its kind in the area, according to GHP Office Realty. The space will be utilized for both medical and executive office functions.

Medical services at the new location will include Orthopedics, Specialty Services, Endocrinology, Allergy and Diabetes Treatment as well as Physical Therapy overseen by Burke Rehabilitation Center. In addition to medical services, Montefiore Medical Center will be operating IT, Social Services and administrative support from its new Elmsford offices.

555 Taxter Road is a 186,000-square-foot property located directly off the intersection of I-287 and I-87. With Montefiore Medical Center’s long-term lease, the building is now 100% occupied.

The Class A building is part of a two-structure complex, together with 565 Taxter Road, that is known as Taxter Corporate Park, that was purchased by GHP Office Realty in February 2019.

Montefiore made news recently when it announced a plan to close Mount Vernon Hospital and replace the storied facility with a new, $41-million health care complex on Sandford Boulevard in Mount Vernon.

The project, which will be funded by a grant from New York State, will involve the development of a new, 40,000-square-foot location at 250 E. Sanford Blvd. that will be home to a state-of-the art Hospital-Based Off-Campus Emergency Department and comprehensive ambulatory care center.

Montefiore Mount Vernon Hospital, located at 12 N 7th Ave, will continue to be operational until the new Sandford Boulevard location is open. At that time, all emergency services will be provided at the new location as will the enhanced comprehensive primary and specialty care. The majority of inpatient care and surgical services will be transitioned to nearby Montefiore locations.

The new, health care complex on Sandford Boulevard is anticipated to have an opening date at the end of 2020, pending approvals by the New York State Department of Health. Once the new location is complete, the current campus will be available for redevelopment.

GHP Hired to Sell Harrison Development Parcel

GHP Office Realty, LLC has also announced it has been hired as the exclusive listing agent for the sale of 300 Westchester Ave. in Harrison.

The parcel at 300 Westchester Ave. in Harrison in is on the market for sale.

The undeveloped parcel of land sits prominently at the intersection of Westchester Avenue, I-287, and I-684. The owners are selling seven acres of land, part of a larger lot in the Town of Harrison. The land is located between Fordham University’s Westchester Campus and the new-state-of-the-art, Memorial Sloan Kettering outpatient cancer center.

GHP states that the seller is looking for developers who can maximize the site. The property is located between the northern property line and the existing site entrance road.

300 Westchester Avenue is a unique opportunity as it is situated on Westchester County’s “Platinum Mile,” in the re-zoned district announced recently.
